When Angela Cheatwood moved to Oklahoma, she found herself in a position you may relate to: she didn’t know many people and had no established sphere to rely on. Luckily, social media is one of her favorite ways to connect with people and she was able to use prior experience to help build her presence in real estate.
Before becoming an agent, Angela ran a mom blog. She built the website herself, created the content, grew a following, and learned how to connect with people online. When she transitioned into real estate, she put these skills to work for her once again.
She shifted her content from parenting and family life to real estate, homeownership, and life in Oklahoma City. And today, Angela says that most of her leads originate from social media in one way or another.
For Angela’s tips and strategies on using social media to your benefit, read on below.
- Emphasize the relationship that your following has with you.
Social media isn’t just for posting listings. After all, the people who follow you likely aren’t doing it because you are constantly sharing what you’re selling. They are more likely following you because they feel like they know you.
- Don’t get fixated on one social media approach.
Like anything, the way people interact with social media platforms have changed over time. It’s important, therefore, that you adapt too. Angela started with blogging and went on to learn how to incorporate video. Today, she enjoys creating carousel posts and testing new formats. When you meet people where they’re at, you have a better likelihood of reaping the most benefits from the platforms you’re focusing on.
- Embrace the power of lead magnets.
Angela consistently uses three primary lead magnets to move people from social platforms into her ecosystem. These lead magnets are resources that are of interest to different types of potential clients, including a Oklahoma City guide, a buyer’s guide, and a seller’s guide. And when she promotes them regularly, she finds that new leads continue to enter her pipeline.
- Move people from your social media platforms to your database.
Angela doesn’t want potential leads to stay on social media forever. Instead, her goal is to move them into her database to further build the relationship. To do this, everyone who downloads one of her lead magnet guides enters into a nurture system designed specifically for their situation. For example, someone who may be relocating to Oklahoma receives a completely different experience than someone already living locally.
- Get your follow-up systems in working order.
Angela knows the importance of good follow-up systems. Over time she learned that it doesn’t take complicated systems to have the best follow-up plans in place for your business. Rather, it takes actually putting your systems and plans into motion to see success in your follow-up approach. Today, automation helps Angela stay connected and prevents people from falling through the cracks without requiring her to manually manage every interaction. She then does personal reach-outs when appropriate
- Start small.
One of Angela’s biggest pieces of advice is not to make things more complicated than they need to be. She suggests starting with a single lead magnet, follow-up email, and newsletter. Once you have the system flowing well, you can always expand it.
Angela’s success came from embracing the idea that her social media strategy was more about the process of getting people off of social media and into relationships with her over the long-term. You can do this too. Inspire members, download Angela’s guide for capturing social media leads.
